QUESTION 1 (20 Marks)

What is the importance of Market Analysis and what kind of companies are more likely to create new purpose built premises, when deciding whether to lease, purchase or build new premises? How does this decision emphasize the difference between buying Real Estate vs. the treatment of other assets on the balance sheet; what other considerations are there? Offer critical argument to underpin your answer.

QUESTION 2 (30 Marks)

In many respects Australia, the UK and the USA have similar westernized liberal economic models; however, their housing markets faired differently following the Sub-prime crisis. How did these effects differ and what social, economic and institutional structures account for these differences? Offer a critical answer.

What role did Lehman Brothers Real Estate Financing have to play in the global finance crisis and what can future real estate investors learn from the events that led up to this seminal moment? Offer a critical argument
