Tim entered into an oral contract to purchase a farm from Mary Ann. Tim took possession of the farm, made several improvements, tore down the old farmhouse, paid taxes, and made payments on the purchase price. Mary Ann thereafter refused to deed the farm to Tim per their oral contract. Tim sought specific performance of the oral contract. Is the oral contract to sell property enforceable under the circumstances? Why or why not?
